How we vet every property we list

An independent advisory firm is only as trustworthy as the documents it can produce. This page sets out — concretely — what we verify before listing a project, what you receive when you invest, and our independent-channel-partner disclosure.

Our Due Diligence

Every property we list passes 5 checks

RERA registration

Every project is registered with the relevant state RERA — Rajasthan, Goa, or Karnataka. RERA certificate, registration number, and approved layouts are shared with each investor during due diligence.

Title clearance

Independent title-search opinion from a senior advocate. Confirms unencumbered title, no pending litigation, no third-party claims.

Developer track record

Minimum 5+ years of operating history and at least 2 completed branded projects. We do not list first-time developers.

Hotel-chain flag agreement

Long-term franchise/operating agreement with a Tier-1 hotel chain (Wyndham, Regenta, IHG, etc.) is verified before listing. The chain's commitment is a strong third-party validation.

Lease agreement structure

Sale-leaseback agreement is reviewed for: registered execution, clear rental terms, payment cadence, exit / break clauses, and dispute-resolution provisions. We do not list projects where the rental commitment is not legally enforceable.

What You Receive

Documentation pack — at registration

When you complete a sale-leaseback purchase through ResortWealth, you receive the following originals (registered or notarised, as applicable). This is not optional — we do not close a deal without all of these in your name.

  • Registered Sale DeedIn your name, executed at the sub-registrar office, with unique unit identification and approved floor plan attached.
  • Registered Long-Term Lease AgreementWith the developer/operator. Specifies rental amount, payment cadence, lease tenure, renewal terms, and exit provisions.
  • RERA Registration CertificateOriginal RERA certificate of the project; registration number, approved layouts, and completion timeline.
  • Title Search OpinionIndependent legal opinion confirming unencumbered title and clear marketability.
  • Investor Benefits LetterFree stay nights entitlement, F&B and spa discounts, and operator-side privileges — countersigned by the operator.
  • Income Tax / TDS FormatFormat for annual TDS certificate (Form 16A) issued by the operator on each rental payment.
  • Lease Bank MandateStanding instruction for direct quarterly credit of rental income to your bank account.

Disclosure

We are an independent advisor — here is what that means

ResortWealth is not the developer. We are an independent channel partner and investment advisory firm. We do not own, build, or operate any of the resort properties we list.

How we earn. ResortWealth is paid a referral commission by the developer when a sale-leaseback investment completes successfully. This commission is a standard real-estate channel-partner structure and does not affect the price the investor pays — the developer\'s price sheet is the same whether you transact directly or through us.

Why this matters for investors. Our incentive is to close investor-developer transactions. We share that incentive openly so investors can independently verify every claim on this site against the documentation pack. We do not list projects we would not invest in personally, and both founders (Naveen Verma and Yash Pratap Naruka) hold positions in properties listed here.

Our service to investors is free. Property search, due-diligence walkthrough, legal documentation review, financing introductions, and post-purchase service are all free of charge to investors. Our compensation flows from the developer side only.
