Buy an operating hotel, a resort, a heritage property or build-ready hotel land — from boutique resorts to ₹100 Cr+ hotels. Every hotel for sale on our desk is checked before you see it, every buyer gets the same documents, and our fee is agreed in writing before anything confidential changes hands.
Hotel purchases in India go wrong in the same places: a "running hotel" whose numbers do not hold up, a price inflated by a chain of brokers, a title problem found after the token, and nobody sure whom the broker is really working for. Our process is built to remove each of those.
Before a hotel reaches you we review the title chain, land-use status, building approvals and licences, and check the trading numbers against GST returns and accounts — and we show you exactly what is verified and what is still being checked.
Every qualified buyer gets the same information memorandum and data room. No separate "broker price", no different story for different buyers.
Before you see anything confidential you know our fee, who pays it and whom we act for — in writing.
Your identity, budget and interest are not shared with owners or other brokers until you agree. We never pass your brief around.
You receive hotels that match your budget, geography and asset type — not a blast list of everything on the market.
Every asking price comes with the per-key, earnings, replacement-cost and land view behind it, so you can judge it yourself before you make an offer.
Owners selling an operating hotel rarely advertise it — a public listing unsettles staff, guests and lenders. So most hotels for sale on our desk go to registered buyers under NDA before they ever appear here, and some never appear at all. Register your brief and you hear about matching hotels first.
Alongside single resort units for investors, our hotel desk handles complete properties — the hotel, its land and its business.
City, business and transit hotels with a track record — judged on what they earn, not on what the brochure says.
Destination, wellness and weekend resorts across Rajasthan, Goa, the hills and South India.
Havelis, forts and palaces with hospitality potential — where title history and conversion need the closest check.
Land with hospitality conversion or approvals in place, in markets with proven demand. See our land advisory.
Partly built hotels that need capital or a new owner — often the best entry price, if the approvals are clean.
Independent hotels that would trade better under a brand — we can introduce operators and model the change.
Whether it is your first hotel or your tenth, the route is the same: brief, verified teasers, NDA, data room, visit, offer.
A yield asset with a trading history, or a heritage property to hold for a generation.
Owned or leased inventory in new markets, conversions and build-to-suit sites.
A hospitality asset back home, bought through the right FEMA route — hotels yes, agricultural land no.
Hotel land, stalled projects and value-add assets with a clear plan to stabilise.
Each step has a document behind it, so nothing depends on anyone's word.
Budget, geography, asset type and timeline — shared in confidence.
We match your brief against the hotels on our desk, including those never listed publicly.
Region, keys, land and headline figures — enough to judge fit before anything else.
A simple NDA and proof of capacity — this is what opens the owner's full data room.
Three years of numbers, approvals, licences, contracts and the verification status — the same for every buyer.
Discreet visits scheduled with the owner, plus a management meeting.
Per-key comparables, an earnings multiple, replacement cost and land value — side by side.
Price, structure, timelines and conditions in writing; any token only on agreed, documented terms.
Legal, financial and technical due diligence, the agreement, registration or share transfer, licence transfers and handover.
No single number is "the" value of a hotel. Before you make an offer, look at all four — a fair price sits where they overlap.
The price divided by rooms, compared with recent deals in the same market and segment.
A multiple of stabilised EBITDA — what the business earns after running costs.
What it would cost today to buy the land, build the same hotel and ramp it up.
For hotel land or under-used assets: land value, permitted FAR and conversion status.
How you buy changes stamp duty, tax, licences and risk more than most buyers expect. The broad differences:
| Asset purchase | Slump sale | Share purchase | |
|---|---|---|---|
| What you buy | Land, building and equipment | The whole hotel business as one going concern | The company that owns the hotel |
| Past liabilities | Generally stay with the seller | Move to you with the business unless carved out | Stay inside the company — so they become yours |
| Stamp duty | On the property value, at the state rate | On the property component, at the state rate | Far lower — on the share transfer |
| Licences | Re-issued or transferred | Re-issued or transferred | Usually continue — check change-of-control terms |
General information, not tax or legal advice — structure every deal with your CA and lawyer.
We check these before a hotel reaches you, and the data room shows the status of each. Go over every line again with your own lawyer and CA.
It depends on the mandate, and you will know before you see anything confidential. Our fee, who pays it and whom we act for are agreed in writing first.
Every property starts as an anonymised teaser — type, region, size and headline numbers. If it fits your brief, you sign an NDA and we confirm your identity and capacity; then you receive the information memorandum, access to the data room and a site-visit slot.
Owners selling an operating hotel need discretion — a leak unsettles staff, guests and lenders. An NDA and a simple capacity check are what open the full data room and a meeting with the owner; without them most owners will not share documents.
In an asset purchase you buy the land, building and equipment, and past liabilities generally stay with the seller. In a slump sale you take over the whole hotel business as one going concern for a lump-sum price. In a share purchase you buy the company that owns the hotel, so licences usually continue, but every past liability stays inside the company and becomes yours — which is why it needs the deepest due diligence. Stamp duty and tax differ a lot between the three, so structure it with your CA and lawyer.
NRIs and OCIs can buy commercial property such as a hotel or resort in India, but not agricultural land, plantations or farmhouses. Foreign investors usually invest through an Indian company; foreign direct investment in hotels and tourism is permitted under the automatic route. Confirm the exact route with a FEMA adviser before you sign anything.
Usually a few months. Teasers and the information memorandum can follow within weeks of your brief; after a site visit and a letter of intent, due diligence and documentation typically take one to three months. Clean title and complete paperwork shorten it; missing approvals stall it.
Compare four views: the price per key against comparable deals, a multiple of stabilised EBITDA, the replacement cost of building the same hotel today, and the land value. A fair price sits where they overlap — and we put all four in front of you for every hotel.
Yes — land with hospitality conversion or approvals, partly built hotels, and independent hotels that could take a brand. For land in Rajasthan, see our land advisory as well.
Never pay a token without a letter of intent that fixes the price, structure, conditions and refund terms. Before that, check the title chain and encumbrance certificate, land use and CLU, approvals and the occupancy certificate, licences, three years of accounts against GST returns, staff liabilities, contracts, loans and litigation.
Tell us what you want to buy. We reply on WhatsApp with hotels that match — shared under NDA.
