Clarks Pushkar is a 173-key branded luxury resort coming up on Sawai Pura Road in the Suraj Kund area of Pushkar — one of Rajasthan's most visited spiritual and leisure destinations. Developed by Dreamline Group and operated under the Clarks Group of Hotels, it brings a recognised national hospitality brand to a high-demand pilgrimage and tourism market.
Clarks is one of India's oldest hospitality names, founded in 1947 and the builder of some of the country's first five-star hotels. Crucially for investors, in 2025 the Tata Group's Indian Hotels Company (IHCL) — the parent of Taj — acquired a majority 51% stake in the Clarks hotel network. That means the brand running this resort now carries Tata-group institutional backing, distribution and governance — a rare level of operator credibility behind an assured-return resort investment.
Clarks Resort Pushkar is the debut property of Clarks Resorts, the group's new sub-brand for India's pilgrimage and spiritual destinations. It is designed as an experiential, sustainability-led resort — farm-to-table dining from on-site organic gardens and orchards, bird-watching machans and guided nature walks led by local experts, and a "build local, hire local, showcase local" ethos that places Rajasthani art, craft and cuisine at the centre of the guest experience.
The resort spans seven unit types — from Superior Rooms (576 sq ft) to Pool Villas (1,245 sq ft), Garden Cottages (1,622 sq ft) and three exclusive Presidential Suite Villas (2,527 sq ft). Each unit is offered as an ownership opportunity, with the operator running the resort and sharing the income.
Investors receive 8% assured annual returns for the first 5 years, followed by a 50% profit-sharing partnership from resort revenue. This two-stage structure combines the predictability of a fixed return early on with upside participation as the resort matures and occupancy builds.
Beyond returns, owners enjoy 14 complimentary vacation vouchers per year (transferable), complimentary breakfast, a 25% discount on food and beverage and a complimentary spa session — lifestyle benefits that make the asset useful as well as income-generating.
Pushkar's tourism is anchored by the sacred Pushkar Lake, the rare Brahma Temple, the Savitri Mata hilltop temple, and the annual Pushkar Camel Fair — one of the largest cultural and livestock fairs in the world. With limited branded 5-star supply in the town, a Clarks-operated resort fills a clear gap in this high-footfall market.
With possession targeted for 2027, early investors benefit from pre-operational entry pricing. The resort is planned with an infinity pool, spa and wellness centre, multi-cuisine restaurant, banquet and event facilities, yoga centre, gym and adventure activities — a full-service destination property.
Pushkar, in Rajasthan's Ajmer district, is one of India's holiest and most atmospheric towns — built around a sacred lake ringed by 52 ghats and over 500 temples, including one of the world's very few temples dedicated to Lord Brahma. It draws a steady year-round flow of pilgrims and a large international backpacker and leisure crowd, and explodes in numbers each November during the Pushkar Camel Fair. Pushkar sits about 15 km from Ajmer (and the Ajmer Sharif Dargah), roughly 145 km from Jaipur, with the nearest airport at Kishangarh (about 35 km) and Jaipur International Airport within easy road reach.
Pushkar combines spiritual tourism, festival tourism and leisure travel in one compact, high-footfall market. The Pushkar Camel Fair alone draws several lakh visitors over a single week, and the town sees strong year-round occupancy from pilgrims, domestic tourists and international travellers. Branded 5-star supply is limited, so a professionally operated Clarks resort addresses a genuine gap. Improving road connectivity to Jaipur and Ajmer, plus Rajasthan's sustained tourism growth, support both occupancy and long-term capital appreciation.

Clarks Pushkar is offered as an ownership-plus-revenue-share investment. You purchase a resort unit; the resort is operated under the Clarks brand. For the first 5 years you receive an 8% assured annual return, after which the structure moves to a 50% profit-sharing partnership from resort revenue. Owners also receive 14 transferable stay vouchers a year and F&B, spa and event privileges. As with any resort investment, confirm the registered documentation, RERA status, and payout terms during due diligence.
The assured percentage is only part of the structure. These are the terms offered on this project by Dreamline Group.
Verify every one of these in writing. A term only counts if it appears in your registered agreement — not in a brochure. As an independent advisor we go through the registered sale deed, the lease and the buy-back clause with you line by line before you commit, and we will tell you if something is missing.
