The short version. Branded resort investments are illiquid, long-term, real-estate transactions in which your capital is at risk. "Assured" means contractual — the rent is owed by the developer or its project company, not by the hotel brand and not by any bank, and no regulator or insurance scheme stands behind it. We are not the developer, the promoter, the landowner or the hotel operator. We do not build, own or run any resort. We do not hold, pool or manage client money at any point — payments go directly from you to the developer through banking channels.
We are not a bank, an NBFC, a stockbroker, a portfolio manager, or a SEBI-registered investment adviser. We are not chartered accountants and we are not lawyers. Nothing on this website is investment advice, tax advice or legal advice, and it should not be treated as a personal recommendation.
Throughout this website you will see the words "assured" and "contractual". They mean one specific thing: a rent obligation written into a registered lease agreement, owed to you by the developer or its project company.
It is not a guarantee in the everyday sense. The obligation is not owed by Wyndham, Clarks, Regenta, Royal Orchid or any other hotel brand — those are operators, not guarantors. It is not owed by any bank. It is not insured, there is no deposit protection scheme behind it, and no regulator stands behind the payment.
If the developer or its project company cannot pay, your remedy is a contractual claim against that entity — which is why the identity and financial strength of the entity signing the covenant matters more than the headline percentage. We will always tell you which entity that is.
We never describe these investments as guaranteed, risk-free, or capital-protected, and you should treat any party who does with caution.
ResortWealth is paid a channel-partner commission by the developer when a booking introduced by us completes. You do not pay us a fee for advisory, project comparison, documentation review or NRI tax guidance during your decision.
This means we have a commercial interest in transactions completing, and you should read everything we publish with that in mind. We think the honest response to that conflict is to disclose it prominently, to represent more than one developer so that a comparison is genuinely possible, and to be willing to tell you when nothing in our portfolio fits you. We would rather lose a commission than place someone in the wrong asset.
We do not accept payment from developers in exchange for favourable coverage, review scores or rankings, and we do not publish paid placements disguised as editorial.
Every calculator, worked example and projection on this site is a model built on the inputs you or we select. Models are not forecasts and are not promises.
Rental rates shown are the contractual rates offered on the project at the time of writing. Appreciation figures, exit values, IRR and payback periods depend on assumptions that may not hold.
Foreign-currency conversions are indicative, for sizing only. Indian rupees are the contract currency for every project shown.
Tax figures are illustrative and generally stated on FY 2025-26 Indian rates. Your actual position depends on your residency, your other income, the characterisation of the rental income and the treaty in force.
Project details — key counts, pricing, unit sizes, possession dates, amenities, brand tie-ups and commercial terms — are provided by developers and their representatives. We take reasonable care in reproducing them and we correct errors when we find them, but we cannot warrant that every detail is current or complete.
Terms can change without notice, and a term stated on this website does not create an obligation on any developer. Always verify the specifics in the registered documents before you commit money.
