Kumbhalgarh sits in the Aravalli hills of Rajsamand district, roughly 85 km from Udaipur city and around 100 km, or two to two and a half hours by road, from Udaipur airport, with a UNESCO-listed fort, a wildlife sanctuary and a climate several degrees cooler than the plains. Demand here is real and specific: destination weddings, heritage stays, wellness retreats and quiet hill estates. Club Mahindra, The Aodhi and a cluster of boutique properties already trade well through the season. The constraint is not demand. It is land that is legally clean, buildable and outside the sanctuary’s protective rings.
We do not publish parcel listings. Yoga, Ayurveda and silent-retreat operators who value elevation, tree cover and distance from the wedding noise. They can accept a slightly longer approach road in exchange for a ridge or valley position, and typically need 5 to 15 bigha with a reliable borewell or spring.
Investors building lawns, a mandap and 30 to 50 rooms for the Udaipur wedding overflow. They need flat or gently sloped land, power capacity for a large temporary load, and a location on the Udaipur side of the hills so guests can reach the venue in around two hours and spill over into Udaipur’s hotel supply if needed.
Families wanting a private farmhouse or personal resort with the option to run a few homestay rooms later. Resident Indians can buy agricultural land in Rajasthan; NRIs cannot under FEMA, so we look at converted land or resident family ownership, and we say so at the first call.
Kumbhalgarh is not one market. Land on the fort approach and immediately around Kelwara trades at a premium because supply is tiny and hemmed in by hills and sanctuary. Land along the Kumbhalgarh–Ranakpur and Kumbhalgarh–Sayra roads is the working middle: accessible, mostly agricultural, still affordable at scale. Interior village land, ten to twenty minutes off tarmac, is cheap on paper but often costly to make usable once you price the road, the borewell and the transformer. Bigha sizes also vary locally, so we quote per acre in writing to avoid confusion.
Two numbers matter on every parcel: the DLC (circle) rate the sub-registrar uses for stamp duty, and the actual market rate sellers ask. Around Kumbhalgarh the gap can be wide, and buying far above DLC has tax and cash-component consequences a good CA should walk you through. Recent registered sale deeds in the same village are the only honest comparable. We pull them before we quote, and we tell you when a seller’s number is aspirational rather than evidenced.
Bands are indicative for 2026, drawn from asking prices and recent registries we have seen. Bigha size varies by tehsil. Verify every quote against the current DLC rate and the last three registered sale deeds in the same village before you commit. Bigha here means the local measure, which is smaller than an acre and varies by tehsil; confirm the size in the jamabandi.
Kumbhalgarh Wildlife Sanctuary is the single largest factor in this market. Land inside the sanctuary is not for sale to you in any practical sense. Land inside its Eco-Sensitive Zone is a different conversation altogether: the ESZ notification and its zonal master plan restrict new commercial construction, hotel scale, borewells, tree felling and hill cutting, and anything of resort size needs clearance through the ESZ monitoring committee and the forest department. Some small homestays and eco-tourism formats are workable there; a 60-key wedding resort generally is not. Ask us for the ESZ boundary map before you look at any parcel.
Then there is the Aravalli layer. Supreme Court orders and state rules restrict mining and construction on notified hills and slopes, and Rajasthan defines hill and valley land in its land-revenue rules. Buying a ridge you cannot cut, level or build on is a common and expensive mistake here. Parts of Kumbhalgarh tehsil also carry tribal land holdings, and the Rajasthan Tenancy Act restricts transfer of Scheduled Tribe land to non-tribals; some villages fall in notified Scheduled Areas with further conditions. None of this is a reason not to buy. It is a reason to know before you buy.

We help you negotiate on evidence, structure the agreement to sale with conditions on title and conversion feasibility, and manage token, timeline and registration at the sub-registrar office that has jurisdiction over the village (for most Kumbhalgarh tehsil parcels this is the Kumbhalgarh/Kelwara office; confirm for the specific khasra). Do not buy here if you need liquidity within five years. Rural land in Rajsamand sells slowly, buyers are few and specific, and a parcel with an unresolved ESZ or tribal-holding question may not sell at all at the price you paid. Do not buy if your business case depends on a specific view or a specific ridge without first confirming that the ridge can be built on. And do not buy inside the Eco-Sensitive Zone expecting to negotiate your way to a large hotel later; that is not how the committee works.
Be equally honest about running costs. A Kumbhalgarh resort is a seasonal, drive-in business with a real staffing challenge, and land is only the first of many cheques. We earn a commission from a completed transaction, so we have an interest in you buying; we manage that conflict by writing our reservations down before you commit and by walking away from parcels we would not buy ourselves. If a seller or a broker tells you a parcel is risk-free, that is your signal to slow down.

It is a notified belt around the wildlife sanctuary where new commercial construction, hotel scale, borewells and hill cutting are restricted and need clearance. Small eco-formats can work; a large resort inside it usually cannot. Confirm the boundary for any parcel with the forest department.
Yes. Rajasthan does not require buyers of agricultural land to be agriculturists, which is why resort land here is commonly bought as farmland and converted afterwards. Conversion still has to be applied for and granted.
